One of the most difficult things home sellers have to do is to take their emotions out of the equation.

I recently met with a couple whose property my company had listed. We were discussing a competing house for sale in their neighborhood.

"We would never buy that house," the homeowners said. They talked about the property's shortcomings and compared the house to their own, which they felt was a more desirable property. Their emotional attachment became evident as they reminisced about their years in the home.

Midway down memory lane, I stopped them and asked, "Why wouldn't you buy your house?"
