Buyers touring houses make decisions in an instant, within two seconds, according to one study.*

Rapid cognition, gut reaction, intuition …call it what you want. Buyers sometimes reject a house for reasons they can’t explain logically. Hence the phrase, “Buyers are liars.”

Every house has a unique odor. Some are pleasant, some neutral, some repulsive.

Perhaps buyers are feeling intuitive repulsion. A house doesn’t pass the smell test.

They might say, “Something doesn’t smell right.” Literally!

Real estate experts say, “House odors are the number one turn-off. Odors from cigarette smoke and pets take top billing, with mildew not far behind.”

A Stager can:

Tactfully inform sellers what is repelling buyers. (Most sellers claim to be surprised when told their houses emit off-putting odors.)

Recommend solutions proven to minimize repulsive odors.

When a house passes the smell test, buyers begin the tour looking for how the house fits their needs.
