I was in lower Manhattan, New York - many years ago. That was when I met Leo (a bedraggled, intoxicated, and homeless man). At the time, I was on my way to an important appointment, hurriedly trying not to be late.

Leo blocked my path (slightly leaning from side to side) and said: “My good man, could you spare some change for food?”. My first instinct was to give him some money, move on with my life, and forget our paths had crossed.

My second instinct told me there was more to Leo than meets the eye. While it was obvious he was down on his luck, there was still a quiet dignity in his eyes, and erudition in his speech.

It was then I remembered what my grandmother taught me; “It is better to give a hand than a hand-out”. I invited him to join me for lunch in nearby “Union Park”, called my secretary, and cancelled my business appointment.

I asked what brought him to this point in his life and why he did not get a job. He told me a gut-wrenching story of losing his only son in a car accident – in which he was the driver. His wife (who never forgave him) subsequently filed for divorce.

All this led to depression, excessive drinking, and being terminated from innumerable jobs. Finally, he lost his home.

He said: “Mr. Johnson, I can not get a job even if I wanted to. No one wants to hire a homeless fifty year old bum – especially with today’s high unemployment figures.”

H. Humphrey once said: “We can resign ourselves to our future, or we can design our future for ourselves. I prefer to be a designer rather than a re-signer”.

New York City has, literally, thousands of businesses – all with one thing in common; dirty sidewalks in front of them. I told Leo I would give him no more money. Instead, I would give him an idea if he were willing to listen. He agreed.

I purchased a broom and a dust pan, told him to approach the owner in one of the storefront businesses and say: “My name is Leo, I am homeless and am trying to turn my life around. Would you allow me to clean the street in front of your business each morning for two dollars?”

Leo came back beaming with pride (as if he had won the lottery) and said: “Mr. Johnson, he said yes! He said yes!” I told him not to stop there but to ask other businesses.

Months later, I returned to lower Manhattan (again on my way to a business appointment). A familiar voice shouted my name. It was Leo.

He told me more than forty businesses were paying him two dollars each morning and two dollars each evening. Quick math told me he was making at least $4,800.00 monthly. Leo said: “I have gone from rags to riches! Rags to riches! How can I ever repay you?”

I told him there was one thing he could do for me. I cancelled my appointment and he bought lunch for us – in “Union Park”.

Exciting, Educational, & Exhilarating!
I first discovered the talents of Reggie Johnson in 1985 (Denver, Colorado) with his “How To Close More Customers” program--which helped our company put millions of dollars on the bottom line. Years later I attended one of his seminars in Long Island, New York. Not only did I learn cutting edge management techniques; I found him to be an inspiring and motivational speaker. All in attendance left feeling we had witnessed a “Rock Star” (pardon the pun) in action!

A friend introduced me to his latest book, “How To Be Happy, Successful, And Rich”. I was intrigued and excited to see how he had progressed since our last meeting. Needless to say, I was not disappointed. The book is written with slight “tongue in cheek”. One would think that being happy, successful, and rich, are the same thing.

Mr. Johnson explains that some of the happiest people in the world are not rich and some of the richest people in the world are not happy. The same applies to being successful. I agree. Some examples could be Whitney Houston, Winona Ryder, Mike Tyson, and Sir Paul McCartney.

The book does a creditable job in defining the differences between all three areas. Most importantly, it shows how one can aspire and achieve each of them with some everyday common sense approaches. Be prepared for many surprises as it demonstrates most goals can be relative in nature.

My first criticism of “How To Be Happy, Successful And Rich” was the number of pages (eighty five), I wanted more. However, I have read books like “A Purpose Driven Life” and discovered after the first ten pages --the rest were repetitious. Other books like Tom Hopkins’ How To Master the Art of Selling” would tell you the point it was going to make, make the point, and then tell you again the point made. While this technique gives you more pages, I found it redundant, unnecessary, and boring. Dale Carnegie was right when he said: “The best speeches are no more than five minutes long.!”

Mr. Johnson has written a refreshing book that is almost conversational in nature with very little redundancy. He gives twenty one steps (more than enough) to achieving one’s goals. His anecdotes are inspiring, informative and motivational. In part two, page 43, (without revealing too much) he mentions “Do not accept the limitation of others”. In this section is a story of a young woman whose son has been severely injured. The ending touched my heartstrings and left me shouting for joy! This part alone is worth the price of admission.


Those looking for a book filled with charts, diagrams, and statistics, will be discouraged. However, if you are looking for a good read that is entertaining, educational, and inspirational; you will not be disappointed.

This is a unique and pithy book. Many people (including, yours truly!) take a week to read a book and then forget most of it within two hours. One can read “How To Be Happy, Successful And Rich” in one day and retain enough information to last a lifetime. Like my first “Bullet Train” ride in Tokyo - I found it to be exciting, energizing, and exhilarating. Without hesitation I recommend it to one and all!


This is an absolute must read!
How To Be Happy, Successful, & Rich" is one of the few books I have read that actually delivers on everything it promises.

Its well written guides and tips on living a more successful life are eye-opening and and can be applied to anyone at any time. Don't pass up on this one!


A captivating book!
I expected less from this genre but was pleasantly surprised with its contents. Most books speak in their own language.

"How To Be Happy, Successful, & Rich" speaks in a language all can understand. Unlike most authors that talk to you, Mr. Johnson talks with you - which I found refreshing and unique.

The book manages to be informative and fast-paced at the same time. Implementation of its twenty one guidelines should make anyone happy, successful & rich! I loved this unusal read and give it my endorsement with pleasure.

interesting. I can the average person needs book more conversation. They don't have the time to study charts, grafts and long winded definitions of life. They need to be talked to one on one. My book is like this also. It is a walk through my mind while creating art and the subsequent job of creating something with my own hands. My book is about being happy also. Wonderful reviews. Between your articles posted here at AuthorsDen and the deeply inspiring excerpt posted above, it's easy to see that purchasing HOW TO BE HAPPY, SUCCESSFUL AND RICH is one of the better investments anybody can make in a book these days. Whether or not monetary advancement is a person's goal, a strongly transformative sense of empowerment and personal triumph pours through the writings and showers the reader with renewed strength, resolve, and insight. Your story of Leo sent shimmers through me. Enlightening, informative, and just what we need to hear in this day and time. You have touched me, for the better, as if you were talking directly to me. It's amazing, when you need to hear something, the universe gives it to you at the precise time you need it most.
