The question I hear most often this time of year is, "Is it a good time to put the house on the market?"

The easy answer is, "It's always a good time." We sell houses all year long. In the past two years, I've seen sellers do very well in January, February, and March. Properties sold quickly for close to, or for more than, list price. Historically, there are fewer properties on the market in the winter months than in the spring or summer, leaving motivated buyers with less from which to choose and increasing the odds that one of them will contract to buy your property.

Most people think April and May, but February is the opening month of the spring buying season. Once the distractions and family obligations of the holidays and January's playoffs are over, buyers are out there in search of the right house to call home.
