Ironically, my first book is not the type of book I prefer to read.


Background Information

Background: I have been a licensed financial advisor for over a decade, and completely indpendent for over 3 years. I am actually an avid sci-fi/fantasy/horror/history reader so it is completely odd that I have chosen to make my first book one about tax advantages and the benefits of planning before one sells a business or investment property. Even when one considers that it is what I do for a living. Lets see...I wrote "Land Rich, Cash Poor" while in the process of teaching a similiar curriculumn for the California Department of Real Estate. It actually started as a series of handouts and case studies and by the time I had exceeded 30 pages, I figured I might as well write a book. What helped the most was going through the Certified Financial Planner courses and then thinking through and eventually working with various techniques that are readily available, just folks dont know about them and/or apply them to real estate. Even most financial planners dont even know about them since it doesnt normally involve selling product. Actual influences in writing style come primarily from the class that I still teach, and then I was inspired somewhat by the Rich Dad, Poor Dad books (of course) and several tax books and alot of marketing and communication classes. When I tossed all of these components together, I have a very short book (under 200 pages) that illustrates some complex  materials in basic concept format. I do a story, something of a basic technical explanation and usually a chart to explain each section. Chapters are about 5 pages tops because I really appreciate the whole Clint Eastwood way of dialogue (keep it short and simple...ect) End result: Nit-Picky CPAs and Attorneys might not like it because I barely reference tax law and legal cases. When I say a conceptual overview, that is what it is. You will learn some possibilities and avenues for questions. You wont learn the secret sauce and you are always encouraged to double check everything with qualified Tax and Legal advisors. (you might surprise some of them though, I know I do.)   Here is a bit of a spoiler. Five ways to Treat Capital Gains taxes (These are your only options!) 1)Pay the Tax 2) Defer the tax - Installment 3) Defer the Tax - Like kind exchanges 4) Charitable Gift 5) Cheat (this isnt in the book by the way) The only ways to get property out of your Estate 1) Sell 2) Gift I look at these basic truths in the current US system and point out more than a dozen ways to combine for effect or control.

I have a few, but really the book should speak for itself
