Woman Loses Home and Becomes Homeless Over $105 Homeowners Fee

October 8, 2009 -- Lee County, Florida, Oct. 2, 2009 — Time ran out for Emelda Schaefer. On August 17, 2009, Emelda Schaefer, a hard working middle class woman who has put every penny she earned toward paying her mortgage, utilities, and food, is now homeless. After the Cedar Creek Home Owners Associationtook the house, she owned for 10 years from her, sold it in an auction in Lee County, Florida without notifying or consulting her.
 
Emelda Schaefer, a full-time worker as a travelling Business Management Consultant for Alexander Group, lost her home for a late fee of $105.00 dollars that occurred in 2008. Emelda Schaefer was never aware of this late fee; she was forced to leave her home immediately against her will on August 17, 2009 by realty broker Tom Bruzzesi and Sheriff Conn.
On August 17, 2009, Emelda heard a loud noise at the front door. She quickly got out of the shower, put her robe on and answered the door. At her doorstep were Realty Broker Tom Bruzzesi and Sheriff Conn.  They looked at her motionlessly and abruptly told her that she is being evicted and has 15 minutes to leave the house because they have “another eviction to do.” Her house had been sold in an auction because of Cedar Creek Homeowners Association late fees ($105.00) from 2008. Emelda’s mouth dropped as she stared at them in complete shock. No One had notified her about this late fee
Immediately, Emelda was forced to leave her home, was not allowed to go back inside her home to pack her belongingsTom Bruzzesi had her belongings put in trash bags, ready to be thrown in the trash.
Where was she going to go? Where did he expect her to take all her belongings too? She was now homeless with nowhere to go.
Emelda Schaefer does not have her home anymore.
Tom Bruzzesithreatened Emelda Schaefer telling her on Monday August 24at 8:00 am he would start to throw all her belongings away. Immediately, Emelda hired movers to move all her personal belongings, she worked so hard to buy everything she owned - her furniture, her clothes; her personal belongings. Because of the outrageous time frame pushed upon her Emelda, only option was to move everything she owned into a storage unit. Tom Bruzzesihas arranged it so Emelda Schaefer cannot enter back into the home. His workers were instructed to call the Sherriff’s office immediately to arrest her if she tried to enter the home.
Lying on her friend’s bed in Lee County Florida, flipping through the newspaper, seeking a place to move, Emelda Schaefer says she is not sure what the next day will bring. She may wind up, in a homeless shelter. She has no home, her house was taken from her and she did not receive a penny back for it – Emelda is relying on what little savings she has left - what happens when the little money she has runs out? 
"My stress level is sky-high," she says. "I’m on the streets. I am just lost about what to do. I was settled there, that was my home. I’m trying my best to survive, but I’m afraid my best isn’t good enough."
After further investigation we have found that there seems to be a hidden foreclosure secret that few people are aware of, but this is foreclosure practice is prevalent in four states Texas, Arizona, Nevada and Florida allowing a certain inside click to obtain prime real estate for a few hundred dollars. An elderly couple lost their home for $78.00 with no recourse. Homeowners with perfect mortgages otherwise have no recourse and we would like to see more attention drawn to this type of thievery.
There are approximately 231,000 homeowners' associations in the United States, which is an increase from a mere 500 in 1965. Homeowners' associations control the housing of some 47 million Americans across the country. In California, there are more than 32,000 homeowners associations. Approximately fifty percent of all new homes built in major metropolitan areas fall within homeowners' associations. In south Orange County, located on the coast of California, that number is even higher. Therefore, more than eighty percent of new housing is under association control.
The power of the media is my only hope. As a former homeowner, taxpayer and American Citizen I feel it is my duty to fight for what is right. My home was taken from me unjustly. A home I worked so hard to obtain. I am homeless now surviving with the help of my boss and friends, living from pay check to paycheck.
Emelda Schaefer is one of the faces of a common real estate scam whose most grievous victims are increasingly facing the ultimate fate: homelessness. With more families on the cusp of having nowhere to live, thousands of former homeowners are winding up in shelters or turning to charities for food or other aid to get by.
Justice needs to prevail; the home that was taken from me belongs to me. The truth needs to come out and these people need to be stopped. 
Emelda needs the media’s help, Homeowner associations are an increasingly prevalent — and troubled — form of local government. Homeowners Association can dictate the color of your home. They can place a lien on your property and foreclose on it. They can tell you the type and height of your fence and when to repair your roof. Imagine an private form of government that can do all of the above and can also tell you whether you can have a basketball hoop over your garage, or even how long you can keep your garage door open. "They" exist. "They" are called homeowners' associations. They are real and their existence threatens homeowners everywhere.
We need the help of the media to make the public aware of their immoral tactics. Help make a difference in our society talk with Emelda Schaefer and help get the word out.

Yep. Just like Iowa. Same thing. Also, most of the realtors here in my area have no ethics. We have the problem here of "locals" and outsiders. The locals property is worth much more while the outsiders who fixed their properties up are basically "worthless" and then they try and get you to sell it for nothing to a "local" of course who will turn around and then sell it for what it is really worth. Total CORRUPTION. I have enough info to bury 3 realtors.
